License, scope, documentation, communication, and relevant work: the essentials to review before trusting a builder with your backyard.
Verify the fundamentals
California homeowners should verify that a contractor holds the appropriate active license for the work and confirm the business information directly with the Contractors State License Board. Also review insurance, who will obtain permits, and who is responsible for inspections.
A polished presentation is not a substitute for verifiable credentials and clear paperwork.
Compare scope, not only the total
Proposals can look similar while including very different allowances, equipment, finish levels, deck areas, structural details, and exclusions. Ask each builder to explain exactly what is included and how changes will be documented.
- Detailed plans and written scope
- Named equipment and finish selections or allowances
- Payment schedule tied to progress
- Change-order process
- Warranty and startup responsibilities
Look for work relevant to your project
A builder's portfolio should demonstrate more than one attractive photograph. Look for complete relationships between the pool, home, grading, materials, equipment, and outdoor spaces—especially on properties similar to yours.
Communication is part of the construction
Ask who your contact will be, how often you will receive updates, and how questions are recorded. A good working relationship is built on realistic expectations and decisions that can be traced back to approved documents.
The CSLB publishes homeowner resources for selecting a swimming pool contractor and reviewing construction details. Use those official materials as part of your due diligence.
